A Planner by trade, Owner and Managing Director, Iwan Jones, has over 20 years experience in land transactions, securing planning permission and advising on development.

Formerly a Managing Director of a leading national retirement housebuilder and Partner of an International Real Estate company, JIG is perfectly placed to deliver ‘value add’ advice to all our client base.

Meet Wayne Duck, Land Manager
Wayne is considered to be a perfect fit for JIG due to his all-round development and investment background and skill-set. Wayne has over 20 years experience of the development cycle, in particular construction, sales and finance. An all-rounder with an insight into every facet of the process is crucial in delivering timely and profitable development proposals.

Selected clients include NHS Property Services, Castleoak, Faithful Companions of Jesus, Spire Healthcare Group, Land Logical Ltd and Marriott Hotel Group. We also work for a number of private landowner clients. Our involvement includes sites with or without planning permission, brownfield or greenfield and sites ranging from a single unit up to strategic housing allocations and everything in between. We provide honest and transparent advice, tailoring the disposal strategy accordingly but always involving the landowner client.

Instructed by the vendors as the sole agent to secure a discreet off-market sale with zero marketing exposure. Utilising our strong developer client relationships, we secured a swift sale and met the vendor’s price expectation. Single dwelling to be demolished and replaced with a high-density apartment scheme.

Halesworth, Suffolk

Acting as property advisor to a family office. A challenging site with multiple technical issues to resolve which we successfully navigated before securing an off-market sale all within 6 months of instruction.

Norman Road, West Malling, Kent

Acting as lead consultant on behalf of the landowner to secure planning permission for an infill scheme of 2 dwellings within the Green Belt.

Great Alne, Henley-in-Arden, Warwickshire

This is a site that JIG acquired itself unconditionally. A Green Belt site of circa 0.5 acre. We successfully secured planning permission for a single detached dwelling of exemplary design against fierce local opposition. We then discharged certain conditions and prepared the land for sale securing a significant uplift in value.


We are working on this project as the lead consultant for the client who are proposing a self-build home. An undeveloped backland garden site within an outlying Canterbury village

Margate, Kent

A strategic housing site. We successfully secured a housing allocation in the adopted local plan for 550 homes and have entered into contract with a national promoter. Planning application now submitted. Site expected to be introduced to the market in 2021.

Hamstreet, Ashford, Kent

Appointed as the lead consultant to prepare and submit for planning a scheme of 3 well-designed family dwellings within the curtilage of an existing property on the edge of Hamstreet, Ashford, Kent.

Kent Avenue, Maidstone

Instructed as the lead consultant to submit a planning application for a self-build 3-bedroom home utilising the side garden of an end-of-terrace plot within a residential suburb in Maidstone. Planning permission was granted for our client within 8-weeks of submission.


A strategic site sold unconditionally on behalf of our client to a national volume housebuilder. We are now advising our client on the overage covenant included within the sale contract.

Acorn Shipyard, Rochester

Acting as property advisor to a family office. A hugely desirable riverside site in the cathedral town of Rochester, Kent. JIG is advising on all planning related matters in the context of adding value to our client’s investment. A medium-storey residential-led development with commercial ground floor uses likely to come forward.


Planning is the true strength of JIG. Land value cannot be fully realised until the optimum planning consent is achieved.

JIG has an enviable track record of securing planning permission on the most challenging of sites. Previous successes include securing multiple Green Belt planning permissions.

The cost of securing planning permission is sometimes beyond the wherewithal of landowners due to the depth of information that is required to form an application. Coupled with an uncertain and unpredictable process, the risk sometimes is too much to bear for landowners.

JIG can work in partnership with landowners where we cover the cost of all the professional fees in securing planning permission for an agreed share of the eventual sale proceeds.

Tailored contractual arrangements can be formulated between JIG and the landowner by way of Promotion or Option Agreements that would allow JIG to secure planning permission within a defined timeframe thereby unlocking the value of the land at no cost to the landowner.
